What It Is
Fully-grouted CMU (concrete masonry unit) walls are designed to be structurally continuous but missing or incomplete grout fill is invisible from the outside once a wall is finished. It's a common deficiency in block construction. Even in new builds it can be difficult for foremen and building inspectors to monitor every small step of the wall installation, leading to voids that create structural risk, especially in the active seismic zones of the Bay Area. Grouted cells and ungrouted cells retain and release heat differently, so as the wall heats and cools, an infrared camera can capture the resulting temperature banding across the block coursing, revealing exactly which cells are missing fill. Our inspector is certified as a Level III thermographer, the highest standard in the industry, ensuring that thermal imagery is correctly interpreted, not just collected.
Why It Matters
Missing grout fill reduces a CMU wall's structural capacity and can compromise its ability to perform as designed, whether that's bearing load, resisting lateral seismic forces, or providing a fire-rated separation. Because the deficiency is hidden behind a finished wall surface, it's easy to miss during a standard visual inspection and expensive to discover after closing. An infrared scan is a quick and non-destructive way to survey an entire wall efficiently and flag areas that warrant further investigation.
