Property Condition Assessments

What It Is

A Property Condition Assessment (PCA) is a formal evaluation of a commercial building's physical condition, performed in accordance with ASTM E2018. Rather than commissioning each deliverable separately, the PCA combines them into a single, coordinated report package, the standard due diligence product required by institutional lenders, SBA loans, and sophisticated commercial buyers.

Report Components

• Property Condition Report (PCR): The core ComSOP inspection narrative covering all building systems, with deficiency descriptions, photographs, and estimated remaining useful life for major components.
• Accessibility Report: A visual survey documenting accessibility barriers per the ComSOP-defined scope.
• Opinions of Probable Cost to Remedy: Written cost opinions for remediating identified deficiencies and replacing major systems.

The scope is always customizable, infrared/thermal inspections, air quality/mold testing, sewer lateral and vent stack inspections, and a Phase 1 Environmental Site Assessment can be added to the core PCA package based on your transaction's due diligence requirements.

When You Need It

Institutional lenders and CMBS transactions frequently require a formal PCA as a condition of financing. Even outside a lending requirement, buyers benefit from a single coordinated package rather than assembling separate reports, findings are cross-referenced across components, and the deliverable is structured the way underwriters expect to see it.
